PROJECT SCOPE

Michuda Construction, serving as Construction Manager at Risk, oversaw the interior build-out of a 4,265-square-foot Ride Studio at Midtown Athletic Club. The project entailed meticulous coordination with DMAC Architecture & Interiors to create a high-profile space catering to cycling enthusiasts while upholding Midtown's brand image and functional requirements.

Scope of Work:

  • Selective Demolition: Minimal demolition to prepare the existing space for new construction and the studio enclosure.

  • Carpentry and Architectural Woodwork: Installation of black-out tinted windows surrounding the new space, miscellaneous wood framing, millwork door/cabinet installations, and custom architectural wall paneling.

  • Doors and Hardware: Furnish and install a motorized Cornell Coiling Steel Service Door and a standard door with frame and hardware, per design specifications.

  • Flooring: Furnishing and installation of a resilient sports floor specifically under the display bicycle area.

  • Wallcovering & Paint: Comprehensive painting of the ride studio walls, ceiling (black finish), doors, frames, and a feature logo wall.

  • Fire Protection and Safety Measures: Relocation and adjustment of existing sprinkler heads to comply with the newly defined space layout and requirements.

Key Project Elements:

  • Structural Installation: Utilized Unistrut for front-of-room screen mounting and other essential structural support elements.

  • ICRA Barriers & Site Protection: Implementation of protective measures for existing spaces to minimize disruption to active club areas during construction.

  • Onsite Supervision: Full-time supervision ensured project milestones and quality standards were met.

CHALLENGES & SOLUTIONS

  1. Occupied Space Coordination: The Ride Studio was built within a fully operational club, requiring strategic scheduling and protective measures to minimize disruption for members and staff.

  2. Expedited Schedule: The project timeline demanded efficient work phases to ensure timely completion without sacrificing quality or safety. Close collaboration with the design team and efficient coordination with subcontractors facilitated successful execution.

  3. Design Precision: Meeting Midtown’s brand standards involved intricate design details. Michuda’s skilled carpenters and tradespeople delivered precision workmanship, ensuring the aesthetics and functionality matched expectations.
