Project Profile

The Bend project was characterized by its exceptionally tight schedule, with a full gut renovation completed between student move-out in May/June and move-in in August. This multi-phase project required meticulous coordination among nearly all trade partners, who worked simultaneously to meet the tight deadline. The project showcases Michuda Construction’s expertise in delivering high-quality results under intense time constraints, ensuring that The Bend was fully prepared for its new residents before the academic year began.

SCOPE OF WORK

Michuda Construction successfully completed a full-scale gut renovation of The Bend, a student housing complex directly across from the University of Notre Dame’s campus. The comprehensive upgrades and repairs included:

  • Floor underlayment repair and replacement.

  • HVAC system replacements.

  • Installation of new hot water heaters.

  • Exterior balcony removal and retrofitting with Juliet balconies.

  • Installation of new windows, sliders, and gutters.

  • Full renovation of the parking lot.

  • Comprehensive landscaping overhaul.

  • Installation of new locks and security systems.

  • Complete bathroom renovations.

  • Breezeway and sidewalk repairs.

  • Stairway repairs.

  • Exterior and interior paint refresh.

  • Revitalization of exterior common areas.

CHALLENGES & SOLUTIONS

Tight Schedule

The Bend project required the full renovation of 97 residential units within a short summer window, between student move-out and move-in. Michuda met this challenge by coordinating multiple trades simultaneously, maintaining a high level of communication, and executing a detailed project plan to ensure timely completion.

Trade Coordination

With nearly every trade partner working at the same time, careful scheduling and oversight were crucial. Michuda’s self-perform capabilities and leadership as construction manager allowed for efficient coordination and ensured that no steps were missed, keeping the project on track.

OUTCOME

Michuda Construction’s ability to manage a fast-paced, multi-trade project resulted in the successful and timely renovation of The Bend. The high-quality work was completed within the tight deadline, allowing students to move in on time and ensuring that the facility was ready for the academic year. The Bend now offers students a modern, upgraded living experience, complete with new amenities and improved safety and security features.
